I recently bought a licensed Windows 7 and Office Home and Student Edition product key in Pakistan for my personal use and both products were activated over the internet. However, due to some hardware issue I had to format my drive and reinstall the software again.

You can purchase auto-renew subscriptions from Microsoft If so, you need to get the Office download first.
